Property management is a field with far greater potential than mere building upkeep — it is work that connects people and society in meaningful ways. In this article, I share my thoughts on the essential appeal of property management and what it should look like in the years ahead.

Building Trust That Connects People

The essence of property management lies not in managing "properties" but in managing "people." A high-quality living environment can only be maintained when owners, residents, and the management company build genuine trust with one another.

When I founded INA, my driving conviction was to "create a platform where people who work hard are properly rewarded." The real estate industry has long been characterized by deep layers of subcontracting, leaving those who work diligently on the ground unable to receive fair recognition for their contributions and efforts.

In property management, the relationship between the management company and the owner should be a partnership, not merely a service contract. By committing to transparent communication, honest dialogue, and responsible action, we can build a solid foundation of trust with our clients. That trust is the bedrock of property management.

A Companion That Enhances the Value of People's Lives

Property management offers the opportunity to walk alongside clients and become a partner who brings real value to their lives. For owners, real estate is not simply an asset — it is an integral part of their life plan. For residents, it is the essential space that underpins their everyday lives.

We do more than manage properties. We serve as companions who support our clients through important life decisions and day-to-day living. By maximizing the asset value for owners while maintaining a comfortable living environment for residents, we bring value to both sides of the equation. Contributing to this "enhancement of life's value" is one of the great rewards of property management.

New Value Creation Through Technology

Innovative, technology-driven approaches are indispensable in modern property management. As a "tech-driven talent investment company," INA&Associates actively embraces the latest technology to deliver services that are both efficient and highly transparent.

Achieving Transparency by Eliminating Information Asymmetry

Rental property management has always struck me as a field where information asymmetry is particularly pronounced. Many owners struggle with concerns such as high management fees, delays in rental disbursements, and persistent vacancy problems.

To address these challenges, we built a highly transparent service — incorporating electronic contracts, a 24-hour call center, and other technology-driven solutions compliant with rental management regulations. By sharing management reports, cleaning photos, and more with owners through our proprietary system, we have brought transparency to management operations that were once a black box.

This transparency strengthens the trust between owners and the management company, forming the foundation for sound real estate management. The ability to use technology to transform outdated industry practices and create new value is what makes property management genuinely compelling today.

Creating an Environment That Draws Out the Power of Talent

I am firmly convinced that the most valuable asset a company possesses is its talent. The ability, passion, and growth of each individual employee is what generates a company's competitive strength and enables it to deliver true value to society.

The Creativity and Innovation That Diversity Brings

In property management, talent from diverse backgrounds thriving in the field gives rise to new forms of value. Staff with backgrounds in architecture or construction management, staff fluent in foreign languages — each person brings their own distinct strengths to the table, enabling us to provide deeper service to our clients.

By hiring outstanding people regardless of nationality, gender, or age, and by introducing different perspectives into the organization, we foster innovation. In property management, this diversity is the driving force behind new service models and problem-solving approaches.

It is equally important to increase workplace flexibility — accommodating side work and remote arrangements — so that a wide range of talent can continue to perform at their best. This diversity of talent is an essential element of property management in the era ahead.

Creating Value by Solving Challenges for Both Owners and Residents

The true reward of property management lies in simultaneously resolving the challenges faced by both owners and residents, generating new value in the process.

Balancing Owner Asset Value Maximization with Resident Satisfaction

In the rental management business we entered in earnest in July 2021, we took owners' challenges seriously and introduced a groundbreaking fixed-fee structure of ¥1,100 per unit per month. This stands apart from the conventional percentage-of-rent model (3–5%) as a genuinely innovative approach.

This new management model not only improves owners' profitability but also leads to prompt responses for residents and the maintenance of a comfortable living environment. Across every process — from tenant recruitment and day-to-day management to handling disputes — we minimize the burden on our clients and make it possible to achieve high occupancy rates and improved returns.

Building this "Win-Win-Win" relationship is the true appeal of property management and the source from which social value is created.

Contributing to a Sustainable Society

Property management is work that can contribute significantly to building a sustainable society. Proper management extends the lifespan of buildings and promotes the effective use of resources. It also plays an important role in revitalizing local communities.

Reconciling the Resolution of Social Issues with Corporate Growth

We must go beyond the mere pursuit of corporate profit and remain a company that is genuinely valuable to society. By contributing — through property management — to improved living environments, the preservation and enhancement of asset value, and the development of local communities, we can reconcile the resolution of social challenges with our growth as a company.

Our vision of "becoming the world's No. 1 talent investment company" is a goal we must also pursue in property management. Our mission is to become a world-class organization in talent development and to create an environment in which all stakeholders — employees, partner companies, and clients alike — can grow and prosper together.

Conclusion: Work That Creates Value by Connecting People and Society

Property management is far more than maintaining buildings. It is work filled with the potential to connect people and society and to create new value. By providing highly transparent services powered by technology — with talent and trust at the core — we can enhance satisfaction for both owners and residents and contribute to raising the value of society as a whole.

Guided by the founding principle of "creating a society where those who work hard are fairly recognized," I intend to keep contributing to a better society through property management. I will continue to take on new challenges in pursuit of a world where human potential is fully realized and every individual can shine.

Property management holds limitless potential as a bridge connecting people, buildings, and society. I sincerely look forward to meeting those who share this vision and are willing to walk this path alongside us.
