What is a rental management contract?

A rental management contract is a contract under which the owner entrusts the maintenance and maintenance of rental housing and financial management such as rent to a management company. The Ministry of Land, Infrastructure, Transport and Tourism's ``Rental Housing Standard Management Contract'' provides standard content common to the management of residential rental housing, but it is assumed that the content should be adjusted according to the property and scope of entrustment.

Management consignment and sublease are separate contracts. In the case of outsourced management, the lessor of the lease contract usually remains the owner, and the management company is responsible for the outsourced work. Under the Rental Housing Management Business Act, registered management companies are required to provide written documentation and explanations before concluding a contract, and to provide written documentation at the time of concluding a contract. 1. Scope of work and response time

Check how to divide rent, common area fees, and security deposit into different parts, and when to send them. Registered businesses are required to separately manage rent, etc. In practice, it is important to be able to track vacancies, delinquencies, and deductible expenses on remittance statements.

3. Management fees and additional costs

4. Approved repair amount and ordering method

In the case of a water leak or water heater malfunction, the longer the initial response is delayed, the more damage will be caused. On the other hand, you should also avoid proceeding with expensive construction work without looking at the estimate. Decide on the maximum amount for emergencies, estimates and pre-approvals for regular repairs, communication methods and reporting deadlines.

5. Contents of periodic reports

Registered businesses are required to regularly report on the status of their business operations, etc. Check whether the monthly report includes deposits and withdrawals, delinquencies, vacancies, complaints, repairs, and next month's decisions.

6. Contract period/cancellation/transfer

When changing management companies, notices to tenants, keys, contracts, deposits, repair history, and unresolved matters will be carried over.
