すまい給付金 is a benefit program created to reduce the burden on homebuyers caused by increases in the consumption tax rate.It was designed mainly for low- and middle-income households that cannot fully benefit from the mortgage tax deduction, following the increase in the consumption tax rate from 8% to 10%.

What are the requirements for applying for すまい給付金?

Eligible applicants

  • You purchased a home in your own name and actually live in it.
  • You are using a housing loan (not required if you are age 50 or older and your annual income is 6.5 million yen or less).
  • The handover and move-in were completed between April 2014 and December 2021.
  • For homes subject to a 10% consumption tax: annual income of 7.75 million yen or less is the general guideline.

Eligible homes

  • Floor area of at least 50 square meters
  • Quality assurance by a third-party organization
  • For existing homes: the seller must be a real estate company (a licensed real estate transaction business operator).
